Shopping for land

 

 

It is Recommended  that you NOT pick out a house design before you purchase the land  

  1. A one story ranch with a walk out basement will not work  well at the edge of a cliff
  2. Make a list of must have and want to have
    • Must have may be – distance from work
    • Want to have can be – a creek or pond

 

If you are set on a particular piece of land, choose a house that will work with the land.  There are as many designs of houses as there types of Candy.  Mmmm I love Candy

 

Know where your Sewer, Electricity, and Water are in relation to the land or lot.  Running these things long distances can become very expense.

  1. Sewer - If you are NOT going to hook into the public sewer system
    • Find out what is an acceptable form of sewage disposal from the local codes administration
    • Do a perk test*. This will let you know what kind of sewer systems can be installed on your property.  There are several which we will cover under structure.

**** The Perk test should be done before buying on your land or lot and a condition of your offer to purchase. A home does not work well without bathrooms  ****
